The house, which boasts an expansive 1,849 square feet, was designed with young parents in mind who could afford a modest home with the intention of expanding later. Neutra's innovative pre-fabricated utility core, containing all plumbing and heating in a ready-made package, is a testament to his forward-thinking design.
The Bailey family lived in the house for over five decades, during which they engaged Neutra to complete two additions in 1950 and 1958. The house features an entrance alongside a carport that opens into spacious living quarters, with sliding glass doors leading from the living area to a patio. The interior is adorned with an expanse of blond birchwood and Costa Rican mahogany, intended to reduce redecorating costs.
The built-in banquette in the living room, integral wardrobes and cupboards throughout, and the careful integration of high and low-level windows infuse the house with light at all times. The kitchen and bathrooms are located in the heart of the house due to the pre-fabricated utility core.
After Dr. Bailey sold the house at the turn of the century, it was acquired by Sam Simon, one of the co-developers of The Simpsons. Following Simon's death in 2015, the compound was bought by the owners of Australian active-wear brand Lorna Jane. During Simon's ownership, a substantial restoration of Case Study House #20 was helmed by Marmol Radziner.
Case Study House #20 is a key part of Neutra's oeuvre, and his influence can be seen in contemporary house design, including the numbers on the doors, and other key Neutra projects in the area such as the Strathmore Apartments, the VDL House, the Josef Kun House #1, and the recently refurbished Lord House.
Situated on a prime lot above Will Rogers Beach State Park and practically adjoining the Eames Foundation, this modest house by local standards is a testament to Neutra's ability to create functional, beautiful spaces that stand the test of time. The garden area of the house has a more insular, enclosed feel due to vegetation and other buildings, creating a private oasis in the heart of Pacific Palisades.
